When plans were made for a brand-new apartment building, one thing was clear, ample storage for future tenants was a must! The Avenir, a luxury living apartment was in the midst of being built into a space for future residents in St. Louis, Missouri. Wanting to ensure elegance and comfort in this new space, the Avenir needed to allow enough storage space for its future tenants.

It's important to be strategic with storage space in apartment units as it can be tricky to find a place for larger items such as bikes or seasonal items that need to be stored away for half the year. Residents of apartments often have items that don’t need to be used on a daily basis and just take up unnecessary space inside the apartment. For tenants, it can be frustrating having items that don’t have a place inside their home. That’s why the Avenir wanted to make sure they could offer a resident storage room and bike storage room on their amenities list.

That’s where Industrial Shelving Systems came in. With ideas at the ready for a storage solution, Joe on the ISS team worked closely with the others on the build team to make sure a solid storage plan would work with the building design in place. This design would need to allow for enough storage space for all residents along with a storage solution for the team at the Avenir to keep necessary items on hand.

Solution

To start, Joe assessed the storage needs of the Avenir and their future residents. After going over measurements of the building and the schedule for the build, he got started with a storage plan. Once calculating how many storage units they would need for their tenants, Joe got started with this storage solution. 

ISS’s design for the resident storage room included sturdy tenant lockers. 126 WireCrafters tenant lockers in combination of single and double tier went in this room so that residents can keep bulky or seasonal items down there instead of their apartment units. “We knew that WireCrafters would be the best choice for this project as their high-quality material and easy installation would keep this project running smoothly,” says Joe from Industrial Shelving Systems.

These tenant lockers would maximize space in the storage room, leaving a clutter-free common space in this building. Residents would also be able to use these lockers with peace of mind knowing that their items were secure. With these lockers in place, the Avenir would also be able to keep up their appearance of elegance and comfort as residents could easily access their locker with enough visibility to easily locate their items.

During the build, fire sprinklers were installed once the lockers heights had been finalized. There were some conflicts and obstructions, but the ISS team was able to figure this out and added an extra side panel to break up the run of the lockers. We also modified a door and created a transom to avoid another sprinkler line. Thanks to Joe’s innovative thinking, the necessary fire precautions were able to remain with the solid storage solution in place.

Apart from the resident storage room, ISS worked on a bike storage room. Bikes are bulky items, so we wanted to find a way to neatly organize future residents’ bikes. We knew we could count on WireCrafters, so we installed Bicycle Wall Riders from them. These wall riders were securely fashioned to the wall and will be strong enough to allow bikes to hang. With this bicycle storage, residents can easily grab their bike when they’re on the go, and quickly hang it back up securely for when they don’t need to use it.

In addition to the wall riders, a bike repair stand was added to the room. For regular bike riders, this will be perfect for when any resident needs to tune up their bike. This is the perfect way to ensure that bike riders have everything they need right in the comfort of their living space.

Apart from the residents, the team at the Avenir needed storage space of their own. For the maintenance crew, a Rousseau work bench was added into this new build to create a work space. To store larger items, rivet rack shelving, and Rousseau spider shelving was added. This heavy-duty shelving will allow the Avenir to store necessary items that they can quickly access.

Results

This apartment building is now open and renting! With all their storage systems in place, the Avenir is able to advertise that they have bike storage and a resident storage room available. They’re also able to keep their operations organized with the heavy-duty shelving that they have. We’d call this project a success as this luxury building has what they need to keep their residents happy with their living space!
